Total Site Solutions Plans, Designs, Builds and Maintains Data Centers and Mission Critical Facilities

Commissioning: A Critical Path to Mission Success
In the mission-critical world, there's no room for trial and error. Avoiding catastrophic failures and costly downtime is essential. That’s why Total Site Solutions' Commissioning Services are vital to the success of a mission-critical facility. These specialized services prevent unexpected problems, anticipate and regulate system interactions and implement methodologies for operating critical systems.

Total Site Solutions' Commissioning ensures that a mission-critical facility achieves maximum reliability, availability, maintainability, predictability and scalability (RAMPSTM). It provides a clearly defined path to systems configuration and operation to achieve optimum efficiency and sustainability. It also integrates tested equipment at the system level and verifies and documents overall mission-critical facility performance.

At Total Site Solutions, Commissioning Services are tailored to each client's requirements and critical load design intent. Factors influencing these levels of service include the complexity of the building and its systems, the facility's purpose, system reliability and efficiency requirements and the project budget.

Phases of the Commissioning process mirror the development and deployment of a new or renovated mission-critical facility. At each phase, Total Site Solutions' services are orchestrated by a team of specialists with the experience and skills to ensure that your facility is commissioned to the industry's highest standards.

Pre-Commissioning
Through Pre-Commissioning, Total Site Solutions ensures that a facility begins its life cycle at optimal productivity. We take an active role in project planning, design and construction to ensure long-term efficiencies in facility operation and maintenance. During Pre-Commissioning, Total Site Solutions:

  • Defines project scope and develops a project blueprint
  • Develops commissioning and integrated system testing (IST) plans
  • Reviews the Design Intent document, relevant drawings and specifications to ensure that factory-testing documents and manufacturer specifications are in compliance
  • Reviews conceptual design, final design and construction documents
  • Identifies and repairs any installation or equipment deficiencies
  • Conducts pre-functional and functional electrical/mechanical, water, air and balance tests
  • Reviews O&M manuals, contractor start-up procedures, discrepancy logs and operational sequence documents

Commissioning
Total Site Solutions' Commissioning maximizes efficiency and minimizes risk by fine-tuning performance and identifying weaknesses before the facility goes online. At this stage, tests are conducted to ensure that equipment and systems operate as an integrated system and in accordance with the design intent. Our comprehensive Commissioning process includes testing of:

  • Mechanical
  • Electrical
  • Safety & Security
  • Fuel Delivery
  • Plumbing
  • UPS System Operation
  • UPS/Generator Compatibility
  • Computer Room Heat Load
  • Monitoring Systems
  • EPO Systems

In addition, Total Site Solutions conducts tests of load run and failure modes, assessing how the facility operates upon loss and restoration of utility. A final IST report details all tests conducted, test results and recommendations for follow-up actions.

Post-Commissioning
Post-Commissioning involves documentation and training, which are vital as the facility enters occupancy. Total Site Solutions develops, consolidates and provides facility staff with:

  • O&M manuals
  • As-built drawings
  • Methods of Procedure
  • Emergency Operating Procedures
  • Maintenance Procedures

In addition, operator and occupancy training sessions are conducted to provide hands-on instruction from experienced instructors.

Commissioning is an ongoing process which continues through warranty, including a 30-day operational review and completion of any “punch list” items. In addition, seasonal Commissioning procedures are necessary to respond to environmental and organizational changes.

The mission-critical facility is constantly adapting to changing technologies and demands. In theory, this makes Commissioning a continual process as well. Ideally, recommissioning is conducted every three to five years. Total Site Solutions has particular expertise in the unique challenges and specialized requirements of the recommissioning process.
